Every contract is priced from a site visit and a written specification, not from a rate card. Frequencies, staffing and periodic works are set against your building, not a template.
Schools, academies, colleges and nurseries — term-time cleaning built around the school calendar, with deep clean periods scheduled into holidays.
Daily or scheduled office cleaning outside working hours, with washroom consumables and periodic works handled on an agreed cycle.

Mobilisation
The riskiest part of any cleaning contract is the first month. This is the sequence we work to, and it is the sequence we will commit to in writing at tender stage.
We walk the building with you, measure the areas, agree frequencies room by room and write the specification down. Pricing follows the survey, so there are no variations invented later.
Where staff transfer under TUPE we request employee liability information, consult with the transferring team and their representatives, and confirm terms, service dates and pension arrangements before day one.
Any gaps left after transfer are recruited to your site profile. Vetting, references and site-specific induction are completed before an operative works unsupervised on your premises.
Machinery, colour-coded equipment and materials are placed on site. Keys, alarm codes, access arrangements and out-of-hours contacts are agreed and recorded.
The first week is worked with supervisory presence on site each day, so problems are found and corrected while everyone is still paying attention.
A written quality audit at the end of month one, then on the agreed cycle. Findings, actions and completion dates are shared with your site contact.
Absence is the most common reason cleaning contracts fail. Cover arrangements are agreed at mobilisation and priced into the contract rather than treated as an extra, and your site contact is told the same day when a regular operative is replaced.
Compliance & assurance
The commitments below are how we operate. The amber items are documents and certificates a buyer will ask to see — attach them to your submission rather than describing them.
Client reporting
We run our own management system. Contract clients get access to it, so the evidence a buyer normally has to chase is already there when they want it.
Who was on site, when they arrived and when they left, against the contracted hours.
Audit scores, photographs, actions raised and the date each action was closed.
Log an issue and track it to resolution, with the response time recorded against it.
The calendar of carpet, floor and deep clean works, with completion evidence attached.
Insurance, risk assessments, COSHH sheets and training records in one place.
Performance against the KPIs agreed at contract start, exportable for your own reporting.
